Step 2: Decide on Your Budget

Notice I said to decide on your budget—not determine how much the mortgage company will give you. In many cases, a mortgage company will pre-approve you for more than you’re comfortable spending, which is why you need to determine the monthly payment you feel comfortable with before talking to a lender. This likely includes doing a full household budget and taking into consideration what changes other than a mortgage payment will occur once you move into your new home. If you’ve lived in an apartment or with roommates, you may overlook new expenses like garbage, water, or HOA fees that could easily blow your budget. Maybe calculate an interest rate buy down for future peace of mind.

Step 3: Get Prequalified

Just because you qualify for a $1,000,000 mortgage does not mean you will necessarily be comfortable with that monthly payment. Just as they may approve you for too large of an amount, they may also approve you for a lesser amount or deny you a mortgage altogether. Step 5: write a winning Offer to get into escrow

Every buyer gets a certain gleam in their eyes the moment they enter their home sweet home knowing immediately this is "the one." After we review the comps together, we'll discuss the best game plan to guarantee your offer is accepted.  We'll have you fully underwritten approved positioning you as a top contender when you write an offer. Once we have a fully executed contract, we open escrow.

Step 6: Have the Home Inspected

Woohoo your offer has been accepted! Now what? Let's get it inspected to give you peace of mind there are no safety or health concerns. In CA a home is usually sold as is, however inspections are great leverage to negotiate repairs or credits. Most importantly, they give you a general idea of the life of important features in your home so you can budget towards future repairs and replacements.

Step 7: Get a Home Appraisal

Your lender will have your new home appraised so they have their independent value of it. If the home appraises for more than your contract price then congratulations, you're entering your new home with equity! However, if the appraisal comes in lower then we will discuss renegotiating the price with the sellers.

Step 8: Sign Loan Docs & Close Escrow

On the negative, your hands will be hurting after signing so many documents, but this means you're almost a home owner. After loan docs are signed, you will wire an remaining portion of the down payment, then the lender will fund the loan, and once we receive confirmation the city has recorded title your escrow is officially closed.
